Racing season fills the city, and a meaningful share of the housing stock turns over around it — owners vacating for the meet, seasonal tenants arriving and leaving, and everything compressed into a narrow window. If your move touches July or August here, the date is the hard constraint, not the volume.
The rest of the year it is a beautiful and slightly difficult city to move in.
